Apartments Planned for Vacant Fayette Place Site

The former Fayette Place at 1103 Merrick St., which was part of the Fayetteville Street public housing complex owned by the Durham Housing Authority, will become the Villages at Hayti.

2024 year in review

2024 Achievements:

  • Completed initial designs for the first 252-unit multifamily phase of the project 
  • Submitted Low Income Housing Tax Credit Applications and secured remaining financing commitments to build out these 252 apartments, clubhouse, and amenities
  • Submitted for City of Durham design and permitting approvals
  • Began preparations for development of a third phase of Fayette Place – 68-unit senior apartment building and amenities
  • Formed the Community Advisory Committee made up of local stakeholders to stay informed, engage in development and design team’s decision-making, and track progress of the overall Fayette Place redevelopment
  • Completed initial designs for affordable, for-sale townhome phase to the northwest of Merrick Street
  • Secured an anchor tenant for the future commercial phase at the corner of Merrick and E Umstead

Exciting things to come in 2025:

  • Secure Low Income Housing Tax Credits for all 320 family and senior affordable, apartments under development
  • Close and begin construction on the first 252 multifamily units
  • Begin construction on the first 24 for-sale, townhome phase
